Hello Neighbors,

My name is Kaitlin Lyman, and I'm honored to be running for re-election to our HOA Board here in beautiful Arrowhead Lake.  Over the past three years, it has been a true privilege to serve our community -- working to ensure that Arrowhead remains a welcoming, well-maintained, and enjoyable place to live, relax and make lasting memories.

For those of you who may not know me, I'd like to briefly introduce myself.  My family and I became part of the Arrowhead community in May 2020 when we purchased our home here.  Since then, we've spent countless weeks, weekends, and holidays enjoying everything Arrowhead has to offer-- from the natural beauty and peaceful surroundings to the sense of connection and camaraderie among neighbors.  It's truly our cherished home away from home-- a place to unwind, recharge, and reconnect.

I have a background in finance, which has provided me with a strong foundation in budgeting, financial planning, and responsible fiscal management.  This experience has been especially valuable in my role on the Board, where informed, strategic financial decisions are essential to protecting our association's resources and ensuring the long-term stability of our community.

Experience & Contributions

Over the past three years, the Board has taken on many important initiatives, achieved meaningful progress, and adapted to sgnificant change.  I'm proud to have played an active role in that work.

  • Board Leadership:  As the current President of the Board, I've helped lead efforts to shape policy, guide strategic initiatives, and ensure Board operations remain transparent, accountable and community-focused.  I've worked closely with staff, fellow directors, and residents to manage infrastructure projects, navigate complex issues, and implement improvements, that reflect both immediate priorities and long-term goals.  Currently, we are leading the update of our community's Strategic Plan in collaboration with a dedicated group of resident volunteers.  This effort is focused on identifying clear priorities, aligning resources with community needs, and developing actionable roadmap for Arrowhead's future.  My goal is to keep our community moving forward with intention, sustainability, and meaningful resident input.

  • Navigating Change:  Our community has undergone significant transformation-- from welcoming a new General Manager to implementing modernized operational systems, refining processes, and planning large-scale capital projects.  Throughout these transitions, I've worked to ensure changes are implemented smoothly and transparently as possible always with the best interest of our residents in mind. 

  • Community Commitment:  Whether attending meetings, responding to resident concerns, or working behind the scenes, I've consistently prioritized what's best for our homeowners--balacing immediate priorities with long-term planning to support the continued health and success of our community.

Looking Ahead

If re-elected, my focus will continue to be on:

  • Infrastructure Improvements: Supporting essential upgrades to our roads, facilities, and technology in a responsible, transparent, and cost-effective manner.  Two major road and stormwater projects have been approved and are set to begin soon--focused on improving drainage, increasing safety, and extending the life of our roadways.  These projects are just the beginning of a long-term plan to revitalize our infrastructure.  The Board will continue to assess road conditions, prioritize repairs, and plan future projects to ensure a well-maintained and safe community.

  • Financial Stewardship:  Maintaining strong fiscal oversight to protect our association's resources and keep assessments fair and manageable.  This includes supporting updated reserve studies to plan for long-term capital repairs and exploring sustainable funding options that meet both current needs and future oblications without placing unnecessary strain on residents.

  • Resident Engagement:  Strengthening communication and expanding opportunities for homeowner involvement, feedback, and collaboration--such as implementing additional community surveys to better understand resident priorities and ensure that all voices are reflected in Board decisions.

 

I'm proud of the progress we've made together and excited about the work ahead.  I remain committed to serving with integrity, transparency, and a deep appreciation for everything that makes Arrowhead Lake such a special place to call home.

As my 3-year term is ending, I am happy to submit for re-election to the Board.  My time on the board over the last 3 years hs been filled with decisions (some difficult, some uncomfortable, some complicated, most positive) that have helped kick off big changes.  those changes are really great for Arrowhead's future.

What decisions and changes am I talking about?

Replace our GM.  This was a complicated but necessary decision.  I was not happy with the lack of progress we were seeing under the former leadership and I pushed hard to make that change.

We had a three month gap with no GM last year.  Myself and Kaitlin Lyman volunteered to "stand-in" and help the staff keep things running.  I met with the staff over dozens of hours and learned a lot about how things work on the inside of ALCA.  This helps a lot when making decisions about how we run the community, how we treat our staff, and how we pay them.

Selecting a New GM:  What was I looking for?  Not a road expert of a lawn care expert or a lake expert.  We needed someone organized, dedicated, driven-- someone who will make sure the work gets done.  And that is exactly what we have with Gabby.

Roads:  We have finally started 2 of the largest road projects in ALCA history.  However, these projects are not going to resolve all of the road problems, so I will be pushing to add additional road projects.

The North Lake Spillway:  Has been in the works for ten years.  This past September, I volunteered to work with our engineers to get this re-evaluated and moving.  We now have updated designs, homeowner engagement, a shorter schedule, lower cost estimates, and no plans to drain the North Lake.

Gate Access:  This was both difficult and complicated.  Our old system needed to be replaced.  The ABDi solution was already set in motion and was the logical choice to make sure we maintained our gate control.  While this was necessary at the time, I do believe we can (and should) make enhancements that will streamline andthe process and increase security.

Community Management Software:  We have been running this software for 2 decades.  Another easy decision.  Our new system will run our financials, our website, and provide members with better communications, reports, and billing.

Lake Management:  My experience in environmental engineering made this topic an easy one for me.  We NEED a solid, repeatable lake management plan.  Earlier this year, I sat with our staff and some experienced community members to draft a holistic plan to ensure we manage our fish stocks, water quality, and weed management.

Finances:  In the words of our external auditor, "Arrowhead's finances are in great shape."  Our reserves are bigger than ever so we can afford all fo the projects mentioned above and more).  A decision to spend money(be it mine or ALCA's) has requirements:

  1. Does it benefit ALCA as a whole?

  2. Do we know exactly what we are asking for?

  3. Are we getting the best value and a fair price for what we need (without compromising)

What else have I helped accomplish as a board member these last 3 years?

  • New Choctaw Playground

  • Removed excess overnight staff

  • Lodge: Upgraded the Audio, fixed the outside lights

  • Updated the Game Room and MSB

  • New Technology Committee

  • A better Boat Rack Lottery

  • Cashless payments

  • More email communications to members

  • New gym equipment

  • Closed the off-site Rental Office

What changes and decisions do I think need to be made over the next 3 years?

  • Getting the rest of our roads repaired

  • Completing the projects we've started (Lehigh Paxinos, Netcong Area 5, The North Lake Dam)

  • Better management of our Trash Center

  • Streamline our Gate and Amenity Access

  • Resolve the STR Lawsuit

  • More GYM upgrades

  • Enabling Technology to help staff productivity

  • Complete our 5 Year Strategic Plan
